The Role

We are seeking a commercially astute Construction Estimator to play a key role in the pre-construction and tendering process across a diverse portfolio of projects. The role involves producing accurate cost plans, managing procurement activities, engaging with the supply chain, and contributing to design development and value engineering to deliver competitive and commercially viable tenders.

Key Responsibilities

Cost Planning, Risk & Commercial Analysis

* Evaluate construction risks and assess the cost implications of non-standard or project-specific construction elements.

* Review, discuss, and adjust specification-related costs with relevant internal departments prior to final budget sign-off.

* Undertake fixed-price analysis to ensure accuracy and commercial certainty.

Design Development & Value Engineering

* Liaise with Architects and Design Engineers on preliminary design and engineering solutions.

* Work collaboratively with internal teams to identify and propose value engineering opportunities.

* Ensure design proposals align with agreed cost assumptions and budget constraints.

Tendering & Estimating

* Complete detailed Cost Summary Analyses (CSA) and pricing of tender documentation.

* Coordinate the preparation of Bills of Quantities, including drawings, specifications, and schedules, to enable analytical pricing.

* Provide all supporting information required for tender submissions.

* Assist with post-tender clarifications, value engineering reviews, and commercial negotiations.

* Manage and progress multiple tenders simultaneously while maintaining accuracy and deadlines.

Procurement & Supply Chain Management

* Carry out procurement activities for both materials and subcontract packages.

* Prepare and issue subcontractor enquiry documentation for tendering purposes.

* Lead communication with the supply chain throughout the estimating and procurement process.

* Analyse subcontractor and material supplier quotations, ensuring compliance, competitiveness, and value for money.

* Develop, manage, and curate a Preferred Supplier List (PSL) to support efficient and reliable procurement.

Stakeholder Collaboration

* Attend and contribute to internal estimating and pre-construction meetings.

* Liaise with surveyors and buyers during the contract period, providing advice and receiving feedback to support continuous improvement and future tenders.

Measurement & Systems

* Undertake internal take-offs and measurement using Bluebeam software.

* Maintain clear, auditable records of estimates, assumptions, and pricing data
