An opportunity has arisen for an experienced Hard Services or Technical Services Manager to support the delivery of hard services across a complex commercial estate in West London, with a strong mechanical bias and a key focus on stabilising performance within an ageing building environment.

This role will play a critical part in supporting the on-site operations team, managing external hard services contractors, and overseeing the technical elements of a planned building downscale and relocation programme over the next 12 months. The position suits a hands-on technical professional who is comfortable operating in fast-moving environments where priorities evolve and practical problem-solving is essential.

The Role

You will take responsibility for the day-to-day delivery of hard services, acting as the technical point of contact for mechanical systems, statutory compliance, and building failures. Working closely with internal stakeholders and external suppliers, you will ensure services are delivered efficiently, safely, and to an improved standard, while also supporting the phased exit from an existing site.

Key Responsibilities

* Oversee hard services delivery with a strong focus on mechanical plant and systems, including HVAC and associated infrastructure.

* Manage external contractors, ensuring performance standards are met, response times improve, and processes are consistently followed.

* Act as the escalation point for technical issues, incidents, and failures, driving timely resolution and clear communication.

* Support the planned downscaling and decommissioning of an existing building, ensuring continuity of service during the transition period.

* Review quotations, scopes of work, and proposed solutions to ensure technical accuracy and value for money.

* Help raise operational standards across hard services by improving processes, accountability, and contractor performance.

About You

You will bring proven experience in a Hard Services or Technical Services management role within commercial buildings or complex estates, with a clear mechanical bias and a solid understanding of building services systems. You will be confident managing external contractors, comfortable working with ageing infrastructure, and able to remain calm and effective when dealing with operational challenges.

You will be pragmatic, solutions-focused, and capable of supporting on-site teams by providing clear technical guidance and structure in pressured environments.
