Role Purpose
The Pre-Construction Manager will lead and coordinate the pre-construction stages of projects, ensuring that design, commercial, and technical objectives are aligned.
You will oversee planning, cost estimation, design coordination, procurement strategy, and risk management — setting up each project for a successful delivery phase.
Key Responsibilities
Pre-Construction Leadership
Lead the pre-construction process from tender through to contract award.
Oversee scope definition, feasibility assessments, and value engineering exercises.
Collaborate with design, commercial, and technical teams to develop accurate, buildable solutions.
Prepare and review budgets, cost plans, and technical submissions.
Identify and manage risks, constraints, and assumptions early in the project.
Develop procurement strategies and coordinate with the supply chain for early contractor involvement.
Ensure compliance with statutory, planning, sustainability, and health & safety standards.
Conduct constructability reviews and lead pre-construction workshops.
Present proposals, budgets, and recommendations to internal stakeholders and clients.
Stakeholder Coordination
Act as the key liaison between design teams, commercial managers, and external consultants.
Align client expectations with design intent, budget, and delivery feasibility.
Maintain clear documentation of decisions, design changes, and scope clarifications.
Provide technical input to support informed decision-making throughout the pre-construction process.
Transition to Construction
Prepare comprehensive handover documentation including drawings, specifications, cost plans, and risk registers.
Ensure all design and procurement information is complete and accurate for construction commencement.
Support the project team during mobilization and respond to technical queries.
Experience & Qualifications
Essential
Minimum 8–10 years’ experience in pre-construction, estimating, or technical management within fit-out, interiors, or refurbishment projects.
Proven ability to coordinate design, commercial, and technical teams in a design & build environment.
Strong understanding of cost planning, value engineering, procurement, and risk management.
Familiarity with architectural, MEP, and structural coordination for commercial interiors.
Proficient in reading and interpreting design drawings and specifications.
Excellent commercial awareness and stakeholder communication skills.
In-depth knowledge of UK building regulations and health & safety legislation.
Desirable
Background in design & build delivery or integrated project management.
Experience on high-end commercial interiors or workplace environments.
Understanding of sustainability frameworks (BREEAM, WELL, LEED, etc.).
Professional qualification such as MRICS, MCIOB, or equivalent.
Competent with BIM, Revit, or cost planning software tools.
