Project Manager

Role Summary

Deliver planned maintenance and improvement projects from inception to completion including preparation of brief and contract documentation, procurement, contract administration, valuations and associated budget management. Projects are to be delivered either in house or via consultants.

Location: Tunbridge Wells (Flexibility to travel to our Epsom office)

Salary: £35,000 - £42,435

Contract: Permanent

Probation Period: 6 Months

Notice Period: 1 Month

What will you be doing?

Role Specific Responsibilities

*Undertake building surveys for the purpose of defects diagnosis, repair, alteration, improvement and collection of stock condition data.

*Support the formation of maintenance programmes, including the preparation of budget bids and management of approved budgets.

*Procure contracts in line with applicable legislation.

*Produce briefs, specifications and contract documentation.

*Select contractors, prepare, tender and administer contracts.

*Obtain Planning, Building Regulations other statutory approvals.

*Assume the Client role and responsibilities under the Construction (Design and Management) Regulations 2015.

*Ensure that projects are delivered in a professional manner, on time, within budget and to the agreed standard.

*Be responsible for all risk management aspects of individual projects.

*Promote a “one team” philosophy in the management of projects.

*Undertake post contract reviews.

*Facilitate a high level of resident engagement from inception to completion of projects. Ensure the formal S20 leaseholder consultation process is followed in conjunction with leasehold management colleagues.

*Ensure customer satisfaction data is obtained and act on all negative variances.

*Manage customer complaints and undertake a “lessons learned” review.

*Set, monitor and report on key performance indicators.

*Appoint and manage consultants and ensure outsourced functions are delivered to an acceptable standard.

*Provide information to update Integrator and other property records.

*Manage party wall matters, wayleaves, easements and other property related legal matters.

*Represent TCH at meetings, seminars, workshops and the like.

General

*Work in accordance with the General Data Protection Regulations (GDPR) and Data Protection Law and be responsible for the integrity of personal information you process. This may include identifying anomalies in data and investigating and correcting them where appropriate. Ensure you attend training on data protection regularly.

*To be responsible for your own health and safety and that of your colleagues, in accordance with the Health and Safety at Work Act (1974) and relevant EC directives.

Education & Qualifications

Education to degree level or equivalent

Relevant professional or technical qualification (Desirable)

Key Skills & Competencies

Knowledge of housing and construction legislation

Experience of housing property maintenance

Knowledge of construction contracts

Knowledge of construction practice and methods

Contract administration experience

Budget preparation and management experience (Desirable)

Good verbal and written communication skills
