We are seeking a commercially ruthless, highly experienced Commercial Manager with an extensive background in the construction industry. This role demands someone who can take full control of the commercial supply chain, protect margin at all costs, and confidently operate across all major forms of construction contract and contract law.
This is not a passive or administrative role. You will be expected to challenge, negotiate, enforce and lead — ensuring the business is contractually protected and commercially optimised from pre-contract through to final account.
Key Responsibilities
* Take full ownership of the commercial management of construction projects, from tender stage through delivery and final account
* Manage and control the entire commercial supply chain, including subcontractor procurement, negotiation, appointment and performance
* Lead on contractual strategy, ensuring all risks are identified, priced, mitigated and enforced
* Draft, review and administer construction contracts including (but not limited to):
* JCT (all forms)
* NEC
* Design & Build contracts
* Bespoke and amended forms
* Provide authoritative advice on construction contract law, variations, claims, extensions of time, loss and expense, and dispute avoidance
* Drive cost control, forecasting, cash flow and margin protection across projects
* Manage subcontractor valuations, payment cycles, variations and final accounts with a firm but fair approach
* Lead on commercial negotiations, disputes and claim resolutions, escalating where necessary
* Work closely with operational teams to ensure commercial decisions support programme and delivery objectives
* Challenge poor commercial behaviour — internally and externally — and set clear commercial standards
* Ensure full compliance with contractual obligations, company procedures and relevant legislation
Required Experience & Skills
* Extensive experience in a senior commercial role within the construction industry
* Proven track record of managing complex supply chains and high-value subcontract packages
* Deep, working knowledge of construction contract law and contract administration
* Strong experience across multiple contract forms (JCT, NEC, D&B, bespoke)
* Highly competent in commercial negotiations, dispute management and claims strategy
* Comfortable operating in a firm, assertive, commercially hard-edged manner
* Exceptional attention to detail with the ability to see the bigger commercial picture
* Confident communicator able to challenge directors, clients, consultants and subcontractors
* Strong financial and commercial acumen, including forecasting, reporting and margin control
